What is the cost structure for management?

The cost structure for residential single or multifamily management services is 8% of the gross rents that the building produces. Prices may vary.

What services does the cost include?

Facilitation on any / all property related bills (inclusive or mortgage payments, insurance, water / sewer, common utilities etc. 24 hr. Maintenance / Service Call Access Tenant turn-over / Sourcing New Tenants, Tenants Exits. *Additional Optional Services Provided Snow Removal/Trash Removal/Cleaning

What is the value in paying a property manager?

We offer a professional “Hands on” approach to the asset. Reduce owner stress, as we filed all calls related to the property. We facilitate communication between tenant, property manager and all venders to maintain the property and maximize the tenant’s enjoyment of the property. We meet with all third-party contractors when renovations or repairs are needed on the property to further relieve the owner of stress related to the building. We have an understanding and personal knowledge of the rental market and costs associated with maintaining a rental property, as well, as the value of maintaining a good tenant relationship. We have established vendor relationships to insure a profitable, well taken care of asset.

How are routine repairs handled?

We utilize the “Buildium” Platform, an on-line portal, where all owners, tenants and RHBCD staff have access to report and resolve any issues.

How do we handle evictions?

While we never want to see an eviction take place, they do happen from time to time and when they do, it must be approached with detail and punctuality. The homeowner is consulted throughout the entire process and is told up front the cost of the attorney’s fees to process the eviction. In the state of Massachusetts, the eviction process requires an attorney be involved. Once approved by the owner we contact the attorney, provide the attorney with all necessary communications and documents for their discovery and ask them to begin filing the necessary paperwork to proceed with the eviction. RHBCD continues to manage the process throughout its entirety, including being present for any / all hearings associated with the eviction as representatives of the owner.

How are emergency repairs handled?

Upon contact through our 24-hr contact service, an immediate resolution is determined and an appropriate repair source dispatched to address the issue or “make safe” until the issue can be addressed during normal hours. The owner would be contacted first thing in the morning, alerted to the issue and provided a diagnosis / recommended resolution.

What is the process for identifying a new tenant?

Gather information in an application, process against several databases in MA to verify identification, gather rental history / references and confirm credit standing. If identified to become a tenant a lease is produced. The executed lease is accompanied by payments of the first month’s rent and security deposit (equal to one month’s rent) as standard procedure but can be adjusted per owner’s request. Once approved by the owner, we coordinate a walk through and provide keys to the tenant to commence the move in process. Upon move in, we set them up in our portal, which provides the ability to pay rent, communicate within the building community and make maintenance requests online.

How do I receive funds as an owner?

Each month the owner receives a financial spreadsheet that indicates rents collected and detailed expenses related to the property. This statement is provided on the 15th of each month and the remaining balance is electronically transferred to the owner’s banking account provided.

When a tenant leaves and if the owner wishes to perform a larger remodel to bring unit up to current standards how are the repairs / renovations handled?
